The Foundation will be taking applications for low-to moderate income individuals and families house development starting January 23rd thru February 2, 2012 from 11:30am until 4:30pm, Monday through Thursdays.
New Housing Construction Loan Applicant Requirements
To qualify applicants must meet the following criteria:
Have a minimum of 3 years on current job or show evidence of job
stability.
Fall within the HUD income guidelines for low-to moderate
income housing assistance.
Establish proof of credit worthiness.
Agree to comply with deed restrictions related to care of property and community pride.
Be prepared to make a minimum down payment of 1.5% of construction cost plus $1,500 minimum closing cost.

2012 TNF Housing Applications and Update
During an end of the year meeting the Nehemiah Foundation Board of Directors unanimously agreed to construct four (4) new housing developments.
The Foundation will be taking applications for low-to moderate income individuals and families house development starting January 16th thru January 26, 2012 from 11:30am until 4:30pm, Monday through Thursdays.
New Housing Construction Loan Applicant Requirement
To qualify applicants must meet the following criteria:
Have a minimum of 3 years on current job or show evidence of job stability.
Fall with the income range (HUD Guidelines) for low-to moderate income housing
assistance.

Establish proof of credit worthiness.
Agree to comply with deed restrictions related to care of property and community pride.
Be prepared to make a minimum down payment of 1.5% of construction cost plus 1,500 minimum closing cost.

Prior applicants will need to re-apply for the purpose of updating their files.
Over fifty local citizens / residence completed and submitted an application in 2009 when this phase of the program was first introduced. The foundation Board of Directors regret that we were not able to address the needs of those who had taken the time to submit their application but due to the economic conditions that surfaced during the same year (2009) a tremendous strain was also placed on the housing market and new housing developments.
The public has desired to see great things happening through the Nehemiah foundation in the area of community improvements and new housing constructions. As we solicit your donation and support we pledge our efforts to fulfill your aspirations.
We continue to fulfill the foundation’s mission and purpose through improves of our operational development and transparency to the public; especially to those who believe in the program.
Action taken during our 2011December Board Meeting was to appoint Board Member Joe Crouch as the foundation’s director of finances. Joe is the owner of “Pizza Inn”, a former City Council Member and Mayor of the City of Sulphur Springs and highly respected by many.
In addition there are several State funded programs we are presently positioning the foundation to per sue. These programs will bring added revenue to the city, advance the foundations financial capabilities and address a number of community needs while furthering a community development agenda.
